Associates will help you decide the best approach in achieving
your accommodation needs provided by a combination of
good design and value for money.
Stage
One
The
first stage of the process will be a free on site consultation
to appraise your wish list and give advice on the feasibility
and practicality of your project.
Once
appointed WHS will carry out a full measured survey
of the existing property, prepare a set of existing
plans and sketch proposals, produce sketch design options
and budget construction costs within two weeks.
You
will have the opportunity to discuss and evaluate the
alternative approaches that are available in extending
and improving your home before going forward with a
formal application for Planning and Building Control
applications.
Stage
Two
From
1st October 2008, the Government have extended the householders
permitted development rights and WHS will assist in
determining whether or not a Planning Application will
be required or if the work can be carried out within
your permitted development rights.
If
planning consent is required, WHS will submit the Application
and deal with the consultation with the Local Authority
on your behalf. If alterations are required or a new
Application is required, this is carried out by WHS
on your behalf at no additional cost.
Stage
Three
Once
Planning Consent has been obtained, WHS Associates will
prepare the construction drawings and specifications
for Building Control Approval. We can arrange for structural
calculations and details through our structural engineers.
We will consult and negotiate with the Local Building
Control Officer and provide all necessary drawings and
information that will be necessary to obtain Building
Control Approval.
Stage
Four
With
Planning and Building Control achieved, the next stage
will be to produce detailed drawings, specifications
and tender documents for the receipt of competitive
tenders from local contractors. We are able to assist,
advise and recommend local contractors who have consistently
provided good quality work, competitive prices and a
reliable service to our clients. We will obtain at least
four competitive tenders together with a tender analysis
report to assist in the selection by the client of the
successful contractor to carry out the work.

Five
WHS
are able to provide a full project management service
- The
selection of the successful contractor
- Preparation
of contract documents between client and contractor
(standard JCT Building Contract)
- Pre-contract meeting, fortnightly
progress site meetings, final inspection and snagging
- Progress valuations and issue of payment certificates
- Agreement of variations and issuing of variation
certificates (CAI’s)
- Preparation and negotiation of final contractors
account, release of retention and completion certificates.
